Small Lot Subdivision Project | Highland Park
The small-lot subdivision of 6 units began with the challenge of choosing a curb cut for the project. As we were constrained to 1 driveway, choosing the alley as the driveway allowed the units to have an absent garage along the facade which is what most homes in the area have. The three story units are strategically designed along the street with special treatment to corner units. The neighborhood of the property is adjacent to a convenience store as well as a train station / train line. This shows how the typical surrounding demographics are in the area, which are young families, couples, and commuters. By offering the residents with a private yard as well as a front yard, allows private activities as well as a buffer for the streetfront. Additionally, the garage in the rear of the units offer a safe area for circulation within the property. Strategically, designing the units as stand-alone, allows each unit to be understood as one. Potential buyers of the unit(s) would appreciate a detached unit as these are more desirable in the area.
