The Santa Monica site development included many different aspects of the surrounding community before design-work had began. From zoning information to environmental studies of the site, the building was composed of a multi-family development with strategic public and private spaces within. The design process began with two residential volumes above split retail volumes on the ground floor. With strict unit types as well as unit count(s), the challenge lies in the desired volume of the residential portion of the site where community space is desired as well. The south portion of the site is allocated for the public/communal spaces as the environmental analysis and study showed this area will offer more natural light into the property. The residential units are stuck along the street-side as this is where most noise will be coming from. The volumes desired in the project are two rectangular elements colliding together to form a central zone for circulation as well as the community rooms of the residential building. WIthin the units, all units consist of their own private outdoor space, however, for building and structural aspects, the units are not stacked similarly as the facade is taken to account which creates other challenges for the buildings structural and plumbing aspects. The subtractions of the building volume that make up the private residential outdoor spaces create different facades throughout. With these treatments, movable panels slide seamlessly along the building offering a private and unique unit for the residents.
